Cancellation by Tenant

No changes can be made by the tenant to a booking that has been made, except after consultation with and approval from the landlord. In case of complete or partial cancellation of the booking of the stay in the penthouse or termination of the rental agreement by the tenant, the following provisions apply:

• Within 10 days after reservation: Any reservation can be canceled without cost within 10 days, counted from the reservation date. For this purpose, you must send the reservation confirmation back to CASA 7 Santa Rosalia in writing, stating the reason for your cancellation. CASA 7 Santa Rosalia will confirm your cancellation upon receipt and will refund your deposit.
• Up to 6 weeks before arrival: For cancellations up to 6 weeks before the start of the rental period, 30% of the total travel sum will be charged.
• Up to 4 weeks before arrival: For cancellations up to 4 weeks before the start of the rental period, 60% of the total sum is due.
• Up to 2 weeks before arrival: For cancellations up to 2 weeks before the start of the rental period, 80% of the total travel sum is due.
• Less than 2 weeks before arrival: For cancellations less than 2 weeks before the arrival date, the entire sum will be due.

Please note: If you have not arrived within 24 hours after the agreed arrival date without further notice, this will be considered a cancellation.

In case of later occupancy or early termination of the stay in the penthouse, the full rental price remains due.

Cancellations must always be reported in writing to the landlord.

Cancellation by Casa 7 Santa Rosalia

In case of force majeure, both of a permanent and temporary nature, Casa 7 Santa Rosalia is entitled to dissolve the agreement in whole or in part or to temporarily suspend it without the guest being able to claim fulfillment and/or compensation: A. Force majeure includes, but is not limited to: danger of war, war, uprising, molestation, strikes, boycotts, disruptions in the energy circuit, in traffic or transport, government measures, scarcity of raw materials, natural disasters, and furthermore all circumstances, extraordinary weather conditions. B. Death of one of the owners or close family members, etc., whereby complete or partial fulfillment of the agreement cannot reasonably and fairly be required of Casa 7 Santa Rosalia. This also applies in case of business termination and/or sale of the real estate.

Changes

When a guest wants to change an agreement, this may be possible up to 30 days before arrival. After the change, the booking may not be cheaper than the original booking. Change fees may be calculated for these changes.

Substitution

If the reservation is completely transferred to a third party, the booker must indicate this in writing to Casa 7 Santa Rosalia. Change fees will be calculated for these changes. Amounts already paid will be considered as having been paid by the taking over party. The transferring and taking over parties must arrange this between themselves.
